House height
Traditionally, the overall height of a house is determined by measuring from the top of the finished floor on the main level, to the highest peak of the roof.

Ceiling heights Raising or lowering the height of the ceilings on one or more floors of a house is often a simple change that can be made by your builder. However, if you want to raise the ceiling of the main floor of a two-story home, there has to be room to add steps to the existing staircase. |

Upper level | 9 |
Vaulted ceilings
We consider a room to be vaulted if the ceiling - whether flat, angled, or curved - is above 10 feet at its highest point. If you prefer that one or more rooms not be vaulted in your new home, this is a very simple change that your builder can make for you.

After walking under the arched header of the entry, you find yourself under the vaulted ceiling of the front porch. The porch extends to the right, creating room for some outdoor furniture to sit and enjoy the outdoors. The entry foyer has a ceiling that vaults to 9’8″, and has a stairwell to the right and a view of the hearth room straight ahead. To the right, there is a hallway that has a walk–in closet and a powder room. To the left, there is a small hallway devoted to the master suite and study. The study has a bay window that faces the front. The master bedroom has a bay window that looks out to the rear deck, a gas fireplace insert with a decorative stone surround, and a vaulted ceiling with a height of over 19′ that’s detailed with exposed wood trusses. The room has double doors to a walk–in closet, a vestibule space with a linen closet that opens up to the master bath, and glazed doors that open onto a semi–private porch space that is right off of the rear deck. The porch is conveniently located next to the hot tub for easy access. The master bath features a whirlpool tub under a large window, two vanity sinks, and a separate toilet room with a shower. It would also be fairly easy to add a swinging or a pocket door between the bedroom and the vestibule if you wanted the option to close off this space.
The hearth room has a ceiling that vaults up to a flat ceiling with a magnificent height of 24’8″. Two–story windows look out to rear views and to a deck that has a curved balcony and railing. The fireplace insert has an impressive stone surround that reaches the height of the ceiling. An opening from the hearth room leads to an open kitchen and octagon–shaped dining room. The dining area has 5 walls of windows, providing maximum views and sunlight. The generous–sized kitchen has a center island with a prep sink as well as a raised bar for eating, and a French door that opens onto the rear deck. An opening from the kitchen leads to a mudroom that has room for a bench/cubicles, a door to the front porch, and accesses a walk–in pantry, a large laundry room, and a breezeway porch. The breezeway porch is open from the front to the rear, and has a stone fireplace to make the space usable even in cooler weather. On the other side of the breezeway there is a door that opens onto a stair hall with a secondary staircase to the upper and lower levels, a full bath, and a door to the three–car garage. The garage has one door that leads to a side porch, and a pair of doors that opens to the other side.
After going up the main staircase you find yourself in a stair foyer with a vaulted ceiling height of 11′, and a balcony railing that allows you to look down to the hearth room. A small vestibule off the foyer accesses a storage room and a bedroom suite with its own private full bath. As you go down the hall, you pass a second bedroom with a ceiling that vaults to 13′. After turning left into another hallway, you pass a laundry closet and a full bath that has a whirlpool tub and a separate toilet room with a shower. At the end of the hall, there is a third bedroom located in an octagon–shaped room. This stunning room offers windows and views in five directions, and has a ceiling that vaults to 13’8″.
After continuing down the main hallway, you come to a game room that’s located over the breezeway. The game room has doors that open onto a roof deck for additional space to lounge and entertain, and has a ceiling that vaults to 13′. The square footage of this room (254 sf) is not included in the totals shown in the Specifications above. If you decide to build it, there is another stair hall before coming into a large and open recreation room, located over the garage. The openness of the room allows maximum flexibility, and could be divided into smaller usable spaces as well. Once again, the square footage of this space (978 sf) is not included in the totals above.
If you decide to build the lower level, you gain an additional 2,029 square feet of space! The finished basement was originally designed with two additional bedrooms, each with its own walk–in closet, a shared full bath, a large family room with a gas fireplace, an open game room, a powder room, and a wine cellar.

Brief Description
This is a large cottage with many unique features. At the front there's a long porch off the covered entry that leads to a large breezeway porch located between the house and a 3–car garage. Views are oriented to the rear, where a deck spans the entire house. Both the master bedroom and a hearth room have tall vaulted ceilings. The dining room has octagonal walls that are filled with windows that provide a wrap around view. A bedroom right above it has the same shape and enjoys the same views. There are a total of three bedrooms on the upper level, along with a game room above the breezeway, and an optional bonus space above the garage.
