Traditionally, the overall height of a house is determined by measuring from the top of the finished floor on the main level, to the highest peak of the roof.

Ceiling heights Raising or lowering the height of the ceilings on one or more floors of a house is often a simple change that can be made by your builder. However, if you want to raise the ceiling of the main floor of a two-story home, there has to be room to add steps to the existing staircase. |

Vaulted ceilings
We consider a room to be vaulted if the ceiling - whether flat, angled, or curved - is above 10 feet at its highest point. If you prefer that one or more rooms not be vaulted in your new home, this is a very simple change that your builder can make for you.

LR, FOY |
After coming off of the covered front porch, you enter a foyer space that has a ceiling height of almost 22'. A half–height wall gives you a view to the formal dining room at the right. As you step into the main gallery space, decorative columns and arched openings frame views to a formal living room. The living room has a ceiling height of 21'-10", and windows span the two–story high space. Straight ahead is a breakfast nook, which has sliding glass doors to a covered patio, and is open to the family room. The room is open to the kitchen, which has a center island, and a sliding door that divides it from the dining room.
If you turn left at the gallery foyer, there is a stairwell and a den/study with a coffered ceiling and a full cabana bath, which has a secondary door to the side yard. The gallery turns into a small hall, which accesses a powder room, a laundry room, and a two–car garage.
The upstairs landing has views to both the living room and foyer spaces below. A master suite at the right has a sitting area with sliding glass doors to a covered terrace. There are two walk–in closets, and the master bath features a private toilet room, two separate vanity sink areas, a whirlpool tub, and a separate shower. Three more bedrooms are located on the upper floor, one of which has its own private full bath, as well as a full public bathroom.
Please Note
The plans for this home call for reinforced concrete block exterior walls. If you plan to construct this house with any other exterior wall system, we highly recommend that you purchase the plans in electronic format.
This home is loaded with Mediterranean–style features, such as the 'Spanish' tile roofs, arched openings and windows, and the covered patio and upper terrace. The home features a family room, a den/study, and a dramatic formal living room with a ceiling height that reaches almost 22'.
