Traditionally, the overall height of a house is determined by measuring from the top of the finished floor on the main level, to the highest peak of the roof.
Raising or lowering the height of the ceilings on one or more floors of a house is often a simple change that can be made by your builder. However, if you want to raise the ceiling of the main floor of a two-story home, there has to be room to add steps to the existing staircase.
We consider a room to be vaulted if the ceiling - whether flat, angled, or curved - is above 10 feet at its highest point. If you prefer that one or more rooms not be vaulted in your new home, this is a very simple change that your builder can make for you.

The garage was originally designed with a combination of wood siding and board and batten at the exterior, but you can of course build it with the materials of your choice. From the garage space, one door opens into a closet that sits under the stairs and another door opens into a vestibule that accesses a staircase to the upper level and an exterior door.
The upper loft space sits under the slopes of the roof, and has a ceiling that slopes up to about 14'! The end wall is 6'6" high, but the dormers open up the ceiling height on the remaining three walls. A kitchenette is located in one corner, and a full bath is located across from it.

This two–car garage plan includes a third bay large enough for a small vehicle like a tractor or a golf cart, or for a workshop or storage space. And there's an open loft space above with a full bath and a small kitchenette. The hipped roof features dormers on three sides, which open up the ceiling height and provide natural light and ventilation to the upper level space.
